What are floorplan services?

A floorplan service is just what it sounds like: Based on your needs, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of your home or property with a measuring tool — either a tape or laser measuring device. As they walk the property, they notate the layout of the rooms and other features, like stairs, hallways, and pantries. They may sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total living area and the overall layout of the home. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When do I need a floorplan service?

Real estate taxes

Tax records often reflect inaccurate area of a property because the values can come from various sources, and sometimes go unverified — meaning you may be paying for more square footage than you have! Unless a certified appraiser has executed a recent valuation or measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Putting your home up for sale

A home floorplan service can ensure that you're paid a fair price for your property. Living space is one of the most important elements potential buyers consider when purchasing a house — but since these values are often approximated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price of your home, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your home is to refer to a recent appraisal or home measurement service executed by an appraiser (after any updating that may have affected square footage).

Material for real estate professionals

To make sure that your client's property sells at a price that accurately reflects market value, we suggest asking for a measurement of the property. Clients, and potential buyers, will appreciate your thoroughness, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tool to interest potential buyers since they can see the layout and characteristics of the property before and after a tour.
